Upholstery and mattress cleaning is primarily offered as an add-on service for our recurring cleaning clients and move-out cleaning appointments. Standalone appointments may be available based on scheduling and location.
Our goal is to provide professional cleaning while setting realistic expectations. Every fabric, cushion, and mattress is different, and factors such as material, age, wear, staining, previous damage, manufacturer recommendations, and overall condition can affect the final results.

Upholstery Cleaning
Our upholstery cleaning process uses professional agitation with a counter-rotating brush when appropriate, followed by a portable heated water extraction system to loosen embedded soil and thoroughly rinse dirt, dust, allergens, and many common stains from the fabric.
Typical drying time is 8 to 16 hours, depending on the fabric, humidity, and ventilation.
While our cleaning process can significantly improve the appearance of most upholstered furniture, please note:
Some stains, discoloration, ink, paint, dyes, bleach marks, permanent wear, fading, and fabric damage may remain after cleaning.
Some stains may temporarily disappear while damp and resurface as the upholstery dries.
Pet odor treatments can significantly reduce odors; however, we cannot guarantee complete odor removal. Odors that have penetrated deep into the cushions, foam, padding, or furniture frame may remain after cleaning.
Existing wear, weakened seams, loose buttons, shrinkage, fading, previous repairs, or manufacturer defects may become more noticeable after cleaning.
Our upholstery cleaning service is intended to clean—not restore—furniture to like-new condition. Permanent staining, discoloration, worn fabric, burns, tears, fading, and age-related deterioration cannot be reversed through cleaning alone.

Upholstery Preparation & Drying Guidelines
To help achieve the best possible results, we recommend vacuuming your upholstery before your scheduled cleaning to remove loose dust, crumbs, pet hair, and debris.
If your furniture has not been vacuumed before our arrival, please let us know in advance. We can vacuum the upholstery before cleaning for an additional charge, depending on the amount of debris and embedded pet hair present.
Please note:
Excessive pet hair woven deep into the fabric may not be completely removable. Some hair becomes embedded between the fibers and may remain even after vacuuming and cleaning.
We do not remove fabric pilling (lint balls). Fabric pilling is caused by normal wear and friction. Removing pilling requires specialized fabric shavers or de-pilling tools and is not included in our upholstery cleaning service.
Upholstery should be allowed to dry completely before regular use.
We recommend opening windows (when weather permits), running ceiling fans, or using portable fans to increase airflow and speed up drying.
Our technicians leave upholstery as dry as reasonably possible; however, drying conditions after we leave are outside of our control.
If upholstery does not receive adequate airflow after cleaning, lingering odors, moisture rings, water marks, or mildew may develop. Proper ventilation after cleaning is the customer’s responsibility.

Suede
Nubuck
Silk upholstery
Velvet requiring dry cleaning
Dry-clean-only fabrics
Furniture labeled Code S or Code X
Antique or museum-quality furniture
Mold-contaminated furniture or mattresses
Furniture or mattresses with active bed bug infestations
Furniture or mattresses contaminated with excessive bodily fluids, blood, urine, feces, vomit, or other biohazard materials
Fire, smoke, or water-damaged furniture requiring restoration
These items require specialized restoration, remediation, or biohazard cleaning services. We recommend contacting a company that specializes in these services.

Our upholstery and mattress cleaning services are designed to professionally clean and refresh your furniture and mattresses.
Cleaning can significantly improve appearance and remove everyday soil, but it cannot restore furniture or mattresses to like-new condition. Permanent stains, discoloration, fading, embedded pet hair, fabric pilling (lint balls), worn fabric, burns, tears, odors, and normal signs of age and use may remain after cleaning.
Please inspect your furniture and mattresses before our technicians leave. Once surfaces have completely dried, natural fiber movement, stain resurfacing, or pre-existing conditions may become more noticeable.
Results vary based on the age, condition, material, staining, previous cleaning methods, and overall maintenance of each item. While we use professional equipment and proven cleaning methods, we cannot guarantee the complete removal of all stains, odors, discoloration, or damage caused by normal wear, improper care, pets, spills, manufacturer defects, or previous conditions.

Typical drying time is 8 to 16 hours, depending on humidity, room conditions, and ventilation.
Please note:
Some stains may improve but cannot be completely removed.
Some stains may temporarily disappear while damp and resurface as the mattress dries.
Permanent yellowing, discoloration, body oils, sweat stains, and age-related wear may remain after cleaning.
Odor treatments can significantly reduce odors; however, we cannot guarantee complete odor removal if contamination has penetrated deep into the mattress.
Mattresses should be completely dry before placing bedding back on or sleeping on them.
We recommend increasing airflow by opening windows (when weather permits) or using fans to help speed up the drying process.
Our technicians leave mattresses as dry as reasonably possible; however, drying conditions after we leave are outside of our control.
